Payment of the apartment Performance Deposit and a $______ Application Fee are required at the time youÂ apply for the apartment. One application per adult is required. The apartment will not be held until theÂ Performance Deposit is paid in full. The application fee is non-refundable.
Please fill out the application clearly with blue or black ink. Be sure to complete your application thoroughly toÂ ensure timely processing.
Fair Housing Statement
We are a fair housing provider. We do not discriminate against persons on the basisÂ of race, color, religion, national origin, sex, familial status, disability, creed, marital status, age, publicÂ assistance, ancestry, or sexual orientation.
Your application must be filled out completely and accurately. An incompleteÂ application may be rejected or not processed. Information must be legible. Information that cannot be checkedÂ or verified, omission of information, and any falsification or misstatements made on your application (whetherÂ discovered before or after the application process) is grounds for denial of an application or termination of anÂ existing lease.
Identification and Application Process
Every person over 18 must be screened and must provide aÂ government issued photo ID. If noted on the credit check, a Social Security Card must be provided uponÂ request.
Applicants must have a sufficient and positive housing history. The name and last knownÂ telephone number of each landlord, property manager, mortgage or contract for deed payee for each addressÂ you have had for the last five years is required. Roommate references are not acceptable. Omission of anÂ address, the refusal of a prior landlord, property manager, mortgage or contract for deed payee to give aÂ reference, or a negative reference may be grounds for denial of an application.
Unlawful Detainer or Eviction action, whether satisfied or not, may be grounds for denial of anÂ application.
A sufficient and positive credit history is required. An adverse bank or credit reference, high debt-toincomeÂ ratio, past due amounts, or the absence of a credit history may be grounds for denial of an application.Â Income: Income from all sources must be sufficient to pay the applicantâ€™s rent and other living expenses andÂ financial responsibilities. To be counted as household income, amounts must be verifiable, reliable, andÂ predictable. Current pay stubs from your employer must be provided upon request. Insufficient income may beÂ grounds for denial of an application.
Criminal history of any kind may be grounds for denial of an application.
If your application is subject to denial based on one or more of the above criteria, you may be able toÂ qualify for the rental unit if you are able to meet additional terms or requirements, including but not limited toÂ providing a qualified co-signer, an increased Performance Deposit, or pre-payment of rent. All additional termsÂ and requirements are subject to the approval of Management.
Minnesota Statute Â§ 504B.173 Subd. 4b
A prospective tenant who provides materially false information onÂ the application or omits material information requested is liable to the landlord for damages, plus a civil penaltyÂ of up to $500, civil court filing costs, and reasonable attorney fees.
