Gulf Gate Apartments is seeking a full-time, on-site Community Manager to assist the corporate management team and property staff in maintaining and developing the operations of a 215-unit apartment community in Sarasota, Florida.

Community Manager: Job Overview

As a Community Manager, you’ll enjoy working in a fast-paced environment in and outside of the Rental Office – this position is far from sedentary! We provide hands-on service to both current and prospective residents in all roles.

The main focus of the Community Manager role will be to provide beyond-the-expected service to residents by coordinating and facilitating day-today operations; empowering the on-site team to work toward collective excellence in maintaining the community; and generating traffic and securing apartment rentals through active engagement in the community’s sales and marketing strategy.

Job Responsibilities

  • Available to tend to the needs of property and staff after hours as called for
  • Lead, train, motivate, and appreciate office, maintenance, and cleaning staff
  • Participate in clear and respectful communication with vendors and fellow staff
  • Hire and terminate staff as necessary
  • Enjoy leasing and maintain a high closing ratio (40% minimum)
  • Play an active role and manage leasing staff in the community’s sales, leasing, and marketing initiatives (including direct contact, phone, email, and limited work with online/digital marketing and advertising)
  • Absolute commitment to resident needs and satisfaction
  • Host property events (sometimes outside of business hours)
  • Negotiate lease renewals
  • Complete and maintain paperwork and reports accurately
  • Maintain and develop property appearance
  • Perform insightful and thorough property inspections
  • Schedule and supervise vendors
  • Work with attorney in legal actions (i.e., evictions and conciliation court)
  • Complete administrative paperwork and reports as needed
  • Perform all other duties as assigned by Management

Qualifications

  • Minimum 3 years’ experience with demonstrated leadership at a large apartment community
  • Thorough knowledge of multi-housing industry
  • Proven sales ability and demonstrated delivery of business results
  • Proficient with Microsoft Office applications – Rent Manager knowledge is a plus!
  • Knowledge of building and grounds maintenance

Requirements

  • Reliable attendance
  • Must live within 30 minutes of community or be willing to live on site
  • Available on Saturdays from 10 AM – 4 PM on a rotating basis (with one day off during the week)
  • Physical exam, drug screening, and background check
  • A passion for great communication, both written and verbal
  • Ability to prioritize work and manage staff
  • Outgoing, positive, and persistent approach
  • Ability and eagerness to learn
  • Excellent judgment and decision making
  • Detail-oriented and organized
  • Superior work ethic and positive attitude
  • Ability to live on site a plus, but not required (distance requirements apply if not living on site)
