Companywide Goals — 6 month Check-Up

We’re off to a strong start in 2026 and are currently on track to meet or exceed most of our company goals!

Rental income growth: We are exceeding both our 2025 results and our 2026 goal.

Occupancy remains strong: Portfolio occupancy is currently ahead of our annual goal and slightly above last year’s performance.

Move-outs slightly above goal pace: Our goal is to stay closer to 45 move-outs per month (we’re almost there!), making resident retention and renewal efforts especially important during the remainder of the year.

Move-ins outpacing goal: We are ahead of our annual target pace, but not by much. We’ll need to maintain our rental momentum throughout the year to reach our goal!

Workplace safety progress: We are on pace to improve upon last year’s total of 5 workplace injuries, but will have to stay on top of it for the rest of the year to stay within our goal. 

Resident Safety Success: We are proud to report 0 resident injuries so far this year!

Rental Review

Leasing Momentum Update: Strong Progress Heading into Summer

Compared to our last update in early March, the portfolio has made meaningful progress across both renewals and rentals, helping reduce overall availability heading into peak leasing season.

Big Wins:

• To Rent inventory dropped from 97 homes to 65 homes — a reduction of 32 available apartments (-33%) portfolio-wide!
• Renewals surged from 207 to 524 total renewals across reporting periods, helping support retention and reduce turnover pressure.
• Rentals nearly doubled from 119 to 231 total rentals, demonstrating strong conversion momentum.

Overall, the portfolio is moving in the right direction with higher renewals, stronger rental production, and fewer homes available than earlier this year. Great work, teams!

Big Moves for Caleb and His Fiancé!

Congratulations to Caleb (SG) and his fiancé, Dianne, on an exciting new chapter together! Dianne officially moved to Minnesota from the Philippines on May 8, and the couple is preparing for their wedding this July. They are also looking forward to making Salem Green their new home later this summer. We are so excited for them as they begin this next adventure together!

Wedding Bells for Ashley and Tanner

Congratulations to Ashley (SG) and Tanner, who tied the knot on May 22 at Minnesota Valley Country Club! The newlyweds celebrated their special day surrounded by family and friends before heading off to Arizona for their honeymoon. We wish them a lifetime of happiness and wonderful memories together!

A Special Family Celebration

Connie (SG) and Jose (SG) traveled to Mexico in May to celebrate a very special occasion—the wedding of their son! They enjoyed time with family and loved ones while making memories during this joyful celebration. Congratulations to the happy couple, and we hope Connie and Jose had a wonderful trip!

New Transitions and Opportunities

We’ve had several exciting team transitions this year! 

• Victoria from Salem Green recently joined the Caretaker team at Lexington Heights 
• Connie transitioned from Eagan Heights to the Salem Green Caretaker team 
• Janelle moved from Lexington Heights to Promenade Oaks in the Assistant Manager role
• Meaghan transitioned from Promenade Oaks, joining Kaylah in the Assistant Manager role at Salem Green
• Marcus transitioned from the Caretaker role at Lexington Heights into a new role with the Condor Project Team 

These transitions create valuable opportunities for fresh perspectives, continued growth, and collaboration across our communities. We’re excited to see how each of these team members will contribute to their new communities and continue making a positive impact on their teams, residents, and communities.

Spring Property Updates

As the weather warms up, exciting progress is taking shape across our communities! Thank you to all of our teams helping bring these projects to life and continuing to improve our communities for residents and prospects alike. Spring is bringing new energy and enhancements throughout the Condor portfolio! 

Lex 2 Progress

Exciting progress continues on our newest community expansion, temporarily named Lex 2!

• We are awaiting final permit approval. We hope to break ground with construction starting in June! 
• The project is being built by Stonebridge, the same construction company that successfully built Eagan Heights Apartments.
• Once construction begins, the project is expected to take approximately 12–14 months to complete.
• The new community will feature 84 apartment homes, including 1-bedroom, 1-bedroom + den, 2-bedroom, and 2-bedroom + den floor plans.
• Residents will enjoy a variety of modern amenities, including a 24-hour fitness center, work-from-home lounge with coffee bar, clubroom, secure package room, and an outdoor patio with grilling stations.
• The building will bring contemporary apartment living to the Lexington Heights neighborhood while complementing the charm and character residents already love.

Promenade Oaks Party Room

Exciting transformations are taking place at the Promenade Oaks Party Room! The space has already received a major refresh, including:

• A brand-new fireplace surround
• Updated Chateau kitchen cabinetry
• New kitchen appliances
• New countertops, tile backsplash, and upgraded flooring

New furniture is also on the way to complete the updated look and create an even more welcoming gathering space for residents. A special shoutout to Ryan, Shawn, and Jay who handled both the design planning and labor for the project!

Celebrating Our Incredible Teams 

This year’s Employee Appreciation Day celebrations were all about stepping away from the day-to-day, having some fun, and strengthening the connections that make our teams so successful. Each team found their own unique way to celebrate together. Eagle Ridge’s team celebration is still on the horizon, with plans to head to the zoo once Ginny is able to join the fun — and we’re sure it will be a wild time!

Bunny Day Tradition Continues!

More than 100 residents between Salem Green and Promenade Oaks hopped into spring for festive Bunny Day celebrations filled with family fun, games, treats, and creativity! Residents of all ages enjoyed an afternoon of community connection and seasonal activities, including:

• Photos with Peter Cottontail, bunny ears, and festive spring fun
• Face painting, DIY crafts, coloring activities, and table crafts
• Interactive games including bunny ear ring toss and an M&M guessing challenge
• Snacks, giveaways, and prize baskets for lucky winners

Thank you to our teams for creating such memorable events that brought neighbors together and helped make both communities feel even more like home!

MHA Conference

Meaghan, Mckayla, Coty, and Val attended the Minnesota Multi Housing Association (MHA) Conference, where they had the opportunity to learn from industry professionals, explore new ideas, and connect with others in the multifamily housing industry. One key takeaway from the conference was the growing importance of awareness and fraud prevention, as fraudulent activity is becoming more common in everyday interactions — even with something as simple as collecting contact information. 

Beyond the educational sessions, one of the most valuable parts of the experience was connecting with other professionals, sharing experiences, and bringing back fresh ideas that can be incorporated into our own communities. The conference left the team feeling motivated, inspired, and reminded of the impact we make every day in creating positive living experiences for our residents.

Shop at Salem Green

Residents at Salem Green came together this spring for the return of the community’s Shop at Salem Green event. Guests gathered in the Party Room to browse unique products, enjoy light refreshments, and connect with neighbors while supporting resident entrepreneurs, creators, and businesses. The event was a great example of how our communities continue to get creative with opportunities for resident connection!

Other Company Updates

New Community Brochures Have Arrived!

We’re excited to announce that brand-new community brochures have officially been designed, printed, and delivered to all Condor properties! Our goal is to create a more memorable experience that gives prospects something meaningful to take home and reflect on after their visit — helping our communities stand out long after the tour ends.

Several properties  have also already received their new matching floor plan cards, with the remaining communities currently in progress. Similar to the brochures, the floor plan cards include room for leasing teams to add personalized notes about specific apartment features, helping prospects better remember the homes they toured and creating a more customized, elevated touring experience.

Community Policies Revamp

We’re excited to share that updated Community Policy Packets are currently in development across the Condor portfolio, with the content portion now complete and design work actively underway. It is important that all staff read and familiarize yourselves with the community policies of the property where you work and live. Any Lease or Community Policy violations noticed by staff should be reported to management immediately.

With significant legislative, operational, and cultural changes having taken place since the previous versions were created, this update has been an important opportunity to modernize policies, improve clarity, and ensure consistency across our communities. The goal is to create a more user-friendly resource that helps residents better understand community expectations while also supporting our teams in maintaining safe, well-run, and thriving communities.
