Welcome to the First Condor Connection of the Year!
As we kick off a new year, we want to take a moment to sincerely thank every member of the Condor team for the hard work, dedication, and teamwork that defined 2025. From day-to-day operations to big-picture initiatives, your commitment continues to shape our communities and deliver on our promise of providing outstanding living and exceptional value. We’re incredibly proud of what we accomplished together—and even more excited about what’s ahead!
Looking forward to 2026, there is a lot of momentum across the company. In this issue of the Condor Connection, you’ll read more about upcoming business initiatives and property improvements designed to support our teams and elevate the resident experience. These updates reflect our continued investment in smart growth, operational excellence, and the long-term success of our communities.
Big News: Lexington Heights Expansion Approved

We’re thrilled to share a major milestone to start the year: approval has been granted for a new building at Lexington Heights Apartments! The new development will feature approximately 84 apartment homes and will be located across the parking lot from the existing 2300 (A) Building, near the Clubhouse.
The new building will offer contemporary interiors paired with an exterior design that complements the established Lexington Heights aesthetic—enhanced with a more modern twist. This project represents an exciting step forward for the community and for Condor Corporation as a whole.
There’s much more to come, including exciting updates to current amenities, and we’ll be sharing additional details as plans progress—so stay tuned. We hope to break ground by June 2026!
2025 Key Portfolio Metrics

These numbers reflect more than operational performance last year—they represent the thousands of people whose lives we touch every day. From helping 6,695 prospective renters with their apartment search journey to welcoming 551 new residents home, maintaining strong relationships and renewing leases with 1,227 households, completing over 12,400 work orders, and preparing 569 apartment homes for new beginnings—none of this happens without the collective effort of our teams. Thank you for making a difference!
Rental Review
As we look at the rental review numbers, it’s clear we have important work ahead of us. The market is softer than it was last year, and we began 2026 with more homes to rent than we did at the start of 2025 (74 at that time). That means we must be proactive, strategic, and unified in our approach. Leasing success does not live solely within the office job description—it is a team effort across every department and every property. Every interaction is an opportunity to promote our communities!
We challenge everyone to help spread the word: post on social media, mention our availability to family and friends, and don’t hesitate to ask everyday connections—servers, clerks, delivery drivers—if they know someone looking for a new home. Stop by the office to grab marketing materials and drop them off at businesses you frequent. When we collectively advocate for our communities and the lifestyle we provide, we expand our reach, strengthen occupancy, and reinforce the value of the work we all do together!

Property Investments & Community Updates
In addition to breaking ground on a new building at Lexington Heights, 2026 is shaping up to be a transformative year across all of our properties. Condor will continue to reinvest heavily in our apartment communities to enhance comfort, appeal, functionality, and long-term value. As details are finalized and projects move forward, we look forward to sharing updates—and celebrating these milestones together. Here’s to an exciting year ahead at Condor!
New Developments & Amenity Enhancements
- Community enhancements at Lexington Heights and Eagle Ridge, with plans to update elevator lobby areas and introduce small fitness rooms and work-from-home/gathering spaces with coffee bar areas in place of the old community laundry rooms
- Promenade Oaks community updates, including a complete Rental Office makeover and upgrades to the Party Room, refreshing a key space for residents with a new kitchen, flooring, furnishings, and decor
- Salem Green Rental Office update, which is in the final phases of completion (flooring, carpeting, office partitions, and bathroom have been updated) with finishing decor touches to finish it off, improving both resident experience and staff workspace
Major Capital Improvements
Several communities will undergo significant upgrades, including:
- Exterior carpentry and painting across 19 buildings and amenities at Palm Cove
- New windows and patio doors at Gulf Gate, improving building integrity and aesthetics (better views of the tropical landscaping!)
- Bathtub and shower replacements at Eagle Ridge, Lexington Heights, and Salem Green, along with additional apartment updates

Celebrating the Season Together: 2025 Holiday Gatherings and Year-End Giving
As another successful year came to a close, the Condor team gathered to celebrate what truly makes our company special—our people. We were graciously welcomed into the homes of Jon and Jill Riley in Minnesota and Jim and Heather Riley in Florida. More than 80 employees and guests (including three babies!) came together across the two events for our annual year-end celebrations, marking a meaningful moment of connection, gratitude, and reflection. Giving Back: Feed My Starving Children
In addition to celebrating together, 41 Condor team members participated in our Feed My Starving Children volunteer event in Minnesota—an experience that reflects Condor’s commitment to service and community impact.
By all volunteers that session:
- 183 food boxes packed
- 39,528 meals prepared
- Enough meals to provide 108 children with a daily meal for an entire year

Vendor Spotlight: Superheroes at Work!
Some heroes don’t wear capes—except when they do! Check out these incredible photos of Superior Windows turning an ordinary workday into something truly special at Children’s Hospital. Dressed as Spider-Man and Captain America, Jeff and his son Ethan brought smiles, laughter, and a little superhero magic to kids by playing tic-tac-toe on the windows, striking mid-air poses, and surprising young patients with friendly faces outside their rooms.
Jeff’s connection to Condor runs deep—more than 28 years ago, he lived at and worked as a Maintenance Technician at Eagle Ridge before starting Superior Windows. Even more special, his son Ethan—born at Eagle Ridge—has been working alongside his dad for the past five years.
It’s a powerful reminder that the relationships built within Condor communities can extend far beyond our properties!

For most renters, the journey to a new home starts the same way: a Google search. Before they tour, before they call, before they submit an application, they’re reading reviews. This means that reviews don’t just reflect our service—they actively drive traffic, leads, and leases.
Thanks to the daily efforts of our teams, every Condor community is currently rated above 4 stars on Google, with a growing number of positive reviews across the portfolio. That’s no small accomplishment in today’s rental market, and it’s worth celebrating! What makes this even more meaningful is that team members across all departments—office, maintenance, cleaning, painting, and grounds—are being personally recognized in our Google reviews. It’s a great reminder that every role plays a vital part in creating exceptional experiences and making a real impact on our residents.
