PAYMENTS & FEES

Online Payments

Online payments can be made via the Resident Portal at condorliving.com. You will need your username and password to log in (instructions for account set up are sent prior to move in). While logged in, click the tabs at the top of the dashboard to:

Set up auto pay so you never have to worry about missing a payment!

  • Make a one-time payment
  • View your open charges
  • Display your transaction history
  • Change your password and update personal information

Mobile App

We also offer a convenient mobile app, which can be downloaded from within the Resident Portal. Please note that updating your personal information in the Portal does not update your account in our system. Changes like name, vehicle/license plate, contact information, employment, etc., must be made by contacting the Rental Office or filling out the Update Contact and Vehicle Info form on your resident website.

Rent

All monthly rent and other charges and fees are due on or before the 1st of each month. Please note that your Lease requires you to submit payments online unless otherwise authorized or required by Management.

You can use your checking or savings account (free), debit card ($2.50 fee), or credit card (3% fee) for payments. No cash transactions are accepted in the Rental Office. To avoid incurring any fees, we encourage all residents to set up monthly recurring auto payments using a checking or savings account.

Late Rent

All payments due under the terms of your Lease and addenda are subject to fees and eviction action as stipulated in the Lease. We understand that a situation beyond your control may arise. In that case, you must contact Management to have a written payment plan approved no later than the second day of the month in which you are unable to pay on time (regardless of when rent is considered late). Repeat late payments may result in the early termination or non-renewal of your Lease.

Fees & Charges

Certain services, items, violations, and optional amenities outlined within these Community Policies may be subject to associated fees. These fees help offset operational costs and maintain the quality and standards of the community.

Please note that all fees are subject to change without prior notice as expenses and operating conditions evolve.

OFFICE SERVICES

We’re here to make your living experience a little easier with our convenient office services. If we can assist you in other ways, please don’t hesitate to ask! Rental Office hours may change seasonally. Check your resident website at condorliving.com for current office hours.

Apartment Sitting

We offer complimentary apartment sitting services for when you are away from home for an extended period. This includes any of the following (must be during office hours):

  • Check on your apartment
  • Water your plants
  • Feed your fish or small caged pets
  • Pick up your mail

Mail Pick-Up: As an alternative to having the Post Office hold your mail at their location, the office staff is happy to check your mailbox and hold your mail until you return. Mail can be placed in your apartment or held in the Rental Office. Just let the office staff know the dates you will be gone and your preference on where to hold your mail, and enjoy your travels!

Even if you don’t need assistance while you’re away, remember to always let the Rental Office know if you are going to be away for longer than a week. Situations may arise where we need resident cooperation (moving vehicles or accessing apartments), and it may be important to know that you are unavailable.

Communication

There are several ways you can communicate with the Rental Office and emergency maintenance staff. A list of contact information is always available on your resident website.

Please know that we are here to help and will do our best to respond in a timely manner, whether by phone, email, or in person. We understand that stressful situations can arise, but communication with staff must always be professional and respectful. We will always afford you the same courtesy!

Condor Solutions

Our on-site team will do our best to handle all your questions and concerns, but we recognize that sometimes our residents want to escalate issues above their Community Manager. Our corporate Condor Solutions team is here to offer additional support. We look at these instances as opportunities to learn and improve!

Our Condor Solutions team is a small support team that carefully reviews and researches each concern to ensure residents receive thoughtful, professional responses and appropriate follow-up. Please allow up to two business days for a response. This inbox is not monitored continuously or on a daily basis, so we appreciate your patience while our team works to address your questions or concerns as thoroughly as possible.

Notifications

The Rental Office will provide timely communication to inform you of important policy changes, information, and events. Certain notices may also be required by law.

Communication methods include email, printed notices (at your door or placed in buildings), phone calls, the community e-newsletter, and texts (emergencies only). Residents must agree to accept communications from Management through these methods, including electronic communications as permitted by law.

Such communication may contain information that affects all residents or requires action on your part and is considered sufficient notice of any events or policies that could affect you.

Residents who require or prefer communication in a specific manner may submit a written request to Management for review and approval.

Permission to Enter

We may need to enter your home from time to time for reasonable business purposes. We will always make a good faith effort to provide as much notice as possible via the contact information you have provided. Per Minnesota Statute, we will provide a minimum 24 hours’ notice of our intent to enter your home, with the exception of entry for emergency purposes (e.g., resident safety, property preservation, compliance with local crime ordinances, etc.).

You may provide us with permission to enter with less than 24 hours notice if desired (i.e., in the case of a maintenance request or emergency). For more information on maintenance requests, see Submitting a Maintenance Work Request.

Resident Records

Please contact the Rental Office or complete the Update Contact & Vehicle Info form on your resident website if you have a change in name, employment, contact info, or vehicle/ license plate number.

All leaseholders must provide the Rental Office with an up-to-date email, phone number, and current vehicle information. This is critical in our efforts to contact you to provide important information that may affect you, in case of an emergency, or prior to towing a vehicle. All of your personal information is kept private.

Copying & Printing

Residents may request printing and copies in the Rental Office during business hours. There is no charge for low quantities. Use of property computers or email is not allowed.

Light Bulbs

You may purchase replacement light bulbs for your apartment in the Rental Office (costs vary). Bulbs can also be purchased at any hardware or home supply store.

It is important that the correct light bulbs and wattage are used in the lighting fixtures (see Lighting and Electric for more information).

Lock-outs

If you are locked out of your apartment during business hours, come to the Rental Office for assistance. If you are locked out after business hours, call the Rental Office and follow the prompts to reach an on-call staff member.

On-call maintenance will meet you at the front entrance of your building or other designated area. Please be prepared to show your photo ID. Repeated requests for after-hours lockout assistance may result in charges being assessed.

Packages

Your packages may be delivered to the Rental Office in your absence and can be picked up anytime during business hours. Please check tracking services regularly for delivery information prior to contacting the Rental Office regarding receipt of the package. We may notify you by email when a package has been received or isn’t picked up within 24 hours.

Our space is limited, so please claim packages promptly. Upon request, a staff person will deliver packages to your apartment. Please note that staff is unable to deliver large-sized or heavy packages (over 20 pounds), but will hold them for pickup. A cart is available for you to transport larger packages.

Lexington Heights Apartments is not responsible for lost, stolen, misplaced, damaged, or returned packages received at the property. Please instruct delivery drivers to leave your package at the Rental Office if you are not typically home during delivery hours. Many drivers will leave them in the building lobby unattended without clear delivery instruction.

During December holidays and Amazon Prime days, you may receive notification that staff will be automatically delivering packages to your apartment (unless otherwise requested).

Pest Control

At Lexington Heights, we contract a full-service exterminator to help keep the community pest-free. If your apartment ever needs to be treated, please notify the Rental Office promptly so we can schedule service with our vendor. To ensure effective treatment, residents are required to follow all extermination procedures. Please note that you may incur charges if an infestation occurs due to negligence or failure to comply with extermination procedures.

Rodent bait stations may be placed throughout the garage and community grounds as part of our pest control program. Please do not touch or disturb these stations and supervise children around them.

Recreation Equipment

A half basketball and full tennis court are located in front of the property. Both courts also have pickleball lines. Stop by the Rental Office to check out sports equipment at no charge (you may be required to leave a photo ID). Please use equipment responsibly and return as directed.

Stamps

Single stamps are available for purchase in the Rental Office at the current rate. Please bring correct change as we may not have cash on-hand to refund you the difference.

Surveys

We truly care about your opinion and want to ensure open communication, so we take a proactive approach to receiving your feedback. We send surveys via email after maintenance requests and when you move in or out. Be on the lookout for more surveys from us as we continue to improve our service and community! You can also fill out a survey anytime on your resident website via the Submit Your Feedback form.

Transfers

We understand that residents may outgrow their current apartment or prefer a different floor plan or location within the community. While we will always do our best to find a solution in these circumstances, please note that apartment transfers are subject to length of residency, availability, and several other stipulations, and may not always be possible. Contact the Rental Office for more information if you are interested in transferring apartments.

APARTMENT & COMMUNITY INFO

We want you to feel comfortable in your home! However, there are certain policies that are important in maintaining the integrity of your apartment and facilitating community living. We appreciate your cooperation!

Alterations

Residents are not allowed to make alterations (e.g., painting, changing or removing fixtures and finishes, etc.) or to perform certain maintenance on the apartment without the prior written approval of Management.

Pictures, decor, and electronics should be placed on walls making the smallest holes possible to minimize damage. The cost for repair of large holes may be chargeable upon move out.

Apartment Entries

Residents are welcome to hang appropriate, non-offensive decorations on their apartment door using a small nail or removable hanger. You are responsible for any damage caused by using other hangers. No personal items (floor mats, décor, shoes, etc.) may be placed on the walls, floor, or anywhere else in the building hallways as they may cause damage or pose a safety hazard.

Care should always be taken when moving items, carts, etc., in and out of apartments so as not to damage the doors and door frames. Note that you may be held responsible for damages incurred to your apartment entry door or the surrounding walls.

Balconies & Patios

Balconies and patios are common areas of the property and must be maintained in a manner that is non-offensive and non-hazardous to other residents. Music, electronic device audio, and conversation on your patio or balcony are allowed at a reasonable volume, but must not disturb your neighbors. Please see the Noise section for further information.

Please also use caution when watering plants, cleaning, etc., so you do not affect your neighbors’ outdoor spaces.

Decorating

When decorating your patio or balcony, please note the following policies:

  • For safety reasons and to uphold the community’s appearance, balconies and patios must remain visible from the outside. The use of materials such as lattice, screening, curtains, webbing, or décor that obstructs visibility is not permitted. Management must have an unobstructed view of these areas at all times.
  • All items must be kept within your leasehold; items may not be on the grass, landscape beds, or sidewalks, and may not extend out past your balcony or patio.
  • Household furniture, dead plants and flowers, storage, trash, and hanging of clothes, rugs, towels, etc., are prohibited.
  • No storage of any kind is allowed on balconies and patios.
  • No items may be attached in any manner to the balcony structure, including the floor, railing, walls, and ceiling (other than with the use of small removable nails or command hooks).
  • Holiday and seasonal decorations must be removed in a timely manner (within one week after the holiday).
  • Appropriate patio furniture, plants, flowers, and other decorations are acceptable.
  • No wind chimes are allowed, as they may disturb your neighbors.
  • No bird feeders are allowed, as they attract rodents to the community.

Private Grills

Lexington Heights does not allow the use of private grills anywhere on the premises. The use or storage of charcoal, propane, or electric barbecue grills and fuels, torches, or other similar heating or lighting devices on your balcony or patio is prohibited and may be a violation of Mendota Heights Fire Code. Public grills are available throughout the community. For more information, see the Barbecue Grills section.

No Smoking

Smoking or vaping of any kind is prohibited on patios and balconies (and anywhere on the property). See Smoke-Free Community in this packet and the Fire Safety flyer on your resident website for more information on smoking policies and fire precautions.

Bicycles & Electric Bikes

Bicycles and e-bikes are welcome within the community; however, for the safety and comfort of all residents, guests, and staff, please follow these policies:

  • Do not ride or park bicycles and e-bikes near building entries or on community sidewalks, stairwells, landscaped areas, or any area that may obstruct walkways, exits, or emergency access.
  • Use caution and ride at safe speeds when traveling through community parking lots, garages, and drive lanes. Pedestrians always have the right of way.
  • Bikes should be stored inside your apartment or secured in designated bike storage rooms or on a hook in front of your car in the garage. See Bicycle Storage in the Garage section for more information. Bicycles may not be kept in the lobbies, stairwells, walkways, or other locations on the grounds or chained to railings, trees, sign posts, etc.
  • Care should be taken when bringing bicycles through the  buildings on foot. Please do not come in contact with the carpet, walls, door frames, etc. or allow children to carry bicycles through the building.
  • Residents are responsible for properly securing their bicycles and e-bikes. The community is not responsible for lost, stolen, or damaged property.
  • Charging e-bikes or removable batteries is prohibited in common areas, hallways, and building entries. Extension cords running outdoors, across walkways, or in any common area of the community are prohibited. Please charge e-bikes inside your apartment.
  • Any bicycle, e-bike, or scooter that appears abandoned, inoperable, or improperly stored may be tagged and removed by Management.

Entry Devices

Keys and remote openers will only be provided to adult residents who are specified in the Lease Agreement. You may request apartment keys for children over the age of 12 (will be supplied upon approval by Management). Never allow access to your entry devices to guests, children, delivery people, or anyone else who is not a leaseholder.

The building entry keys will also open the swimming pool gate, clubhouse, and fitness center. If you lose an entry device, please report it to the Rental Office immediately. You may be charged for any lost devices (see the Fees and Services flyer on your resident website for more information).

Garage Stalls

Lexington Heights offers heated underground parking at varying rates, depending on your lease term:

  • Full lease term
  • Partial lease term (for the duration of the term)
  • Month-to-month basis

Garage stalls that are not rented upon moving in are available on a first come, first served basis. It’s common to have a waiting list for garages by October for the winter months. For information on garage rates, call the Rental Office or see the Fees and Services flyer on your resident website for more information.

Grocery Carts

Lexington Heights offers grocery-style carts for your use on the property. See the Garages section for more information.

Holiday Decorations

Live evergreen trees, garlands, and wreaths are not allowed anywhere on the property, including inside your apartment, on your doors, and on your patio or balcony (due to fire safety concerns). Artificial decorations are welcome!

Seasonal décor must be removed within one week after the holiday to keep our community looking its best.

Guests

Residents’ guests are required to behave in accordance with all community policies. Residents are responsible for the actions of their guests and must always accompany guests when using property amenities.

Guest traffic to and from a resident’s apartment must be consistent with that of normal residential use. Unusually high levels of traffic may be considered a violation of your Lease.

Residents cannot have anyone not on their lease staying in the apartment for more than seven days in a month without prior written approval from Management.

Home Security Cameras

To protect the privacy of all residents, the installation or use of Ring doorbells, video doorbells, or other resident-installed private security cameras is not permitted anywhere on the property. This includes near apartment doors and on balconies, patios, windows, common areas, or anywhere else within the buildings or on the community grounds.

Inspections

Apartments are subject to inspection by Management and other parties following proper legal notice. Regular inspections are conducted to help ensure your apartment home remains in good condition and to identify any maintenance needs that support the overall upkeep of the community.

Move-in inspections are especially important, as they establish the initial condition of the apartment and help protect your deposit. Similarly, move-out inspections allow for a final assessment of the home’s condition. Residents are required to be present during move-out inspections, as this provides an opportunity to address any cleaning or minor items in real time that may help minimize potential charges. See your Lease Agreement for additional details on apartment inspections.

Internet Service

Through our partnership with Xfinity, we are able to provide 300 Mbps internet to all apartments! Refer to the Fees and Services flyer on your resident website for more information. This Internet Fee is due on the first of each month along with your rent payment. You can pay both seamlessly via the Resident Portal at condorliving.com.

Lexington Heights will provide internet equipment and schedule activation prior to move in. Your Xfinity modem will be in your apartment ready to go. We will provide a user name and password to the modem for connecting devices to the internet. Upon move-out, equipment must be left in the apartment to avoid a $200 replacement fee.

Please do not tamper with, adjust, or disconnect any internet equipment or wiring, as this may result in service issues or lease violations.

Lexington Heights is not responsible for any losses or damages incurred as a result of outages, interruptions, or fluctuations in internet service.

If you’d like to upgrade your service for faster internet or to add a cable package, you can do so directly through Xfinity/Comcast (additional costs apply). To add services or report issues, please contact your dedicated Xfinity support team at 1-855-307-4896.

Littering

Please help keep the property grounds beautiful by always disposing of trash in a proper receptacle and never littering. This includes fast food items, papers, gum, plastic bags, etc.

Noise

Music, television, conversation, and other controllable noise must always be kept at a reasonable volume, especially between the hours of 10:00 p.m. and 8:00 a.m.

Please be aware that sound can travel easily through the courtyards from building to building. During the warmer seasons especially, with windows and doors open, please be aware of your noise levels so you or your guests do not disturb other residents.

Exercise Equipment

You may use exercise equipment in your apartment; however, please refrain from using equipment during the noted hours unless you have checked with your neighbor. Equipment that causes an excessive amount of disturbance to neighbors may be prohibited at Management’s discretion.

Noise Complaints

If you have a noise complaint, please follow these steps:

  • During business hours (and after-hours if noise is tolerable), contact the Rental Office.
  • After business hours (If noise is not tolerable), call the Rental Office and follow the prompts to reach the on-call staff member and let them handle the situation. On-call staff may ask for your name, number, and address so that (if need be) we can confirm the noise complaint. All information is held in confidence.
  • In extreme situations, please call 911 as well as the Rental Office or on-call staff member.

Parking Lots

Parking is available for residents and their guests in the outdoor lots near each building. Always proceed with caution when driving in the lots and follow these parking lot policies:

  • Do not exceed the parking lot speed limit of 10 mph.
  • Do not park in fire lanes, ADA spaces (unless permit displayed), on the grass, or in other restricted areas.
  • Do not store or park recreational vehicles (e.g., campers, motor homes, and boats), trailers, or storage pods in the parking lots unless requested in advance and approved by Management.
  • Do not perform vehicle maintenance, including changing oil, in the parking lots without prior approval of Management.
  • Be courteous when parking: stay within the lines and use caution when opening doors next to neighboring vehicles.
  • Always adhere to all notices involving removal of vehicles from the parking lots during necessary maintenance work.

Failure to observe these rules may result in ticketing by the police and towing of the vehicle without prior warning at the vehicle owner’s expense.

Due to the total parking lot capacity, residents should use their assigned garage parking stall at all times rather than occupying spaces in the outdoor lot.

Pets

Unless an animal otherwise permitted by law, Lexington Heights does not allow pets on a temporary or permanent basis except for fish, birds, or other small caged animals (e.g., hamsters, mice, gerbils, etc.) in the buildings, apartments, or grounds. There is a maximum of two of these types of small pets per apartment, and any tanks must be 40 gallons or less.

Guests are not permitted to bring pets of any kind onto the property unless an animal otherwise permitted by law.

Management reserves the right to deny certain animals such as ferrets, rabbits, loud birds, and exotic animals. Violation of this policy may result in the termination of your Lease.

Renter’s Insurance

If fire, flood, or other damage occurs in your apartment and you are found at fault, you could be held responsible for the expenses incurred to your apartment as well as any other apartments affected. A renter’s insurance policy is designed to provide protection of personal property and financial loss as well as personal liability coverage for damage to your apartment. Plans can be structured to fit your needs at a minimal expense.

Renter’s insurance policies may also cover items such as housing, food allowance, etc. in case of temporary displacement or inconvenience due to a building emergency. Management is not responsible for these provisions. Check with your insurance agent to be sure of what is included in your premium.

While residents are only required to carry and provide documentation of a policy with liability coverage, it is advisable to protect yourself from loss by including your possessions in your coverage as well. Unmarried persons should each carry their own policies. Lexington Heights Apartments is not responsible for any personal expenses or financial loss or damage of your personal property.

Lexington Heights Apartments must be listed as an “Additional Interest” on your policy. By doing so, Lexington Heights will be notified should your policy cancel or non-renew, and we can notify you. The Additional Interest should read as follows: Alerts Lexington Heights Apartments (2320 Lexington Avenue South, Mendota Heights, MN 55120).

Safety Precautions

Residents are responsible for adhering to all safety precautions and tips as instructed by Management. This includes limiting access to buildings and apartments, entry device control, accepting personal responsibility, winter weather precautions, age-appropriate child observance, and alerting Management and police of potential safety issues.

Satellite Dishes

The use of satellite dishes anywhere on the property is prohibited.

Smoke-Free Community

Lexington Heights Apartments is proud to be an entirely smoke-free community. This means that no smoking or vaping of any kind (tobacco products, cannabis, etc.) is allowed anywhere on the property, including inside your apartment, on your patio or balcony, and in common areas and community grounds. Violations may result in lease enforcement action, including eviction, as permitted by law.

If using these products off-property, precautions should be taken to avoid bringing the odors into the building or community where other residents may be disturbed.

Residents are responsible for making sure their guests comply with the community smoking policy.

Snow Removal

Safety is a top priority at Lexington Heights. If you notice any hazardous areas during winter conditions, please contact the Rental Office right away so we can address the issue.

Lots

Under normal snowfall conditions, community lots will be plowed whenever precipitation reaches 2” or more. Weather permitting, the crews will clear the entrances and driveways around 6:30 a.m. and then return between 9:00 a.m. and 3:00 p.m. to clear the rest of the lot. During periods of heavy snowfall, plows may be on site during the evening, nighttime, and predawn hours.

It is imperative that vehicles be moved regularly so the snow can be removed from the spaces where they were parked. All vehicles must be moved daily. Vehicles that are not moved daily are subject to towing at the vehicle owner’s expense without prior notice. If you plan to be out of town (especially during winter) and are leaving your vehicle(s) parked in a community lot, please contact the Rental Office for instructions.

Walkways

Sidewalks and steps are shoveled, salted, and sanded regularly, but it is impossible to continuously keep areas free of snow and ice! Walkways are subject to melting and refreezing hazards throughout the winter and even into spring.

Please be extremely careful on steps, sidewalks, and in the parking lots to avoid possible injury. Observe relevant winter notices and always contact the Rental Office immediately about any problem areas.

Soliciting & Loitering

Soliciting and loitering in or around the buildings is prohibited, except in the following cases:

  • Children who live at the property are occasionally allowed to solicit for school and club fundraisers with prior approval from Management and with a parental chaperon.
  • Cable service providers are allowed to solicit in accordance with our contract.
  • U.S. Census Bureau, political candidates, and fellow residents who wish to establish a tenant’s rights association are allowed to solicit in accordance with MN law, as defined in corresponding State Statutes.

If you observe soliciting or loitering activity outside of these instances, please notify the Rental Office immediately.

Vehicles

Non-registered vehicles and vehicles that are not moved regularly, are inoperable, have expired tags or missing plates, are being advertised “for sale,” or are an eyesore to the community are subject to removal by Management without prior notice at the vehicle owner’s expense.

Remember, leaseholders must provide current vehicle and license plate information to the Rental Office so we can notify you quickly if there are any issues (refer to the Notifications section for more information).

Welcome Mats

Welcome mats placed in the building hallway are a tripping hazard and a violation of Mendota Heights Fire Code. Please limit mats to the interior of your apartment.

Wildlife

Please do not feed the raccoons, squirrels, geese, ducks, birds, etc., who frequent Lexington Heights Apartments. Feeding these animals encourages them to approach apartments and residents, including children, resulting in safety and health issues.

Leaving food out also invites other unwanted animals such as mice to come near the buildings, where they can easily slip inside unnoticed. These wild animals have more than enough natural food supply in the area and were not meant to be fed by humans.

Window Treatments

Lexington Heights Apartments provides blinds for all windows and patio doors. You are responsible for keeping blinds in good repair during your Lease term. See the Blinds section for more information.

If you choose to have curtains, the hem must be at least 2’’ above the baseboard heaters for your safety and for efficient heating. Specific window and door measurements are available in the Rental Office. Blankets, sheets, cardboard, etc., are not allowed as window coverings.

BUILDING FEATURES

Your apartment building features more amenities than you might think. Keep reading to discover all your building has to offer!

Bike Storage

Bicycle storage is available at Lexington Heights Apartments. Please see Bicycle Storage in the Garage section for more information.

Cameras

Cameras are in the garage area and main lobby of each building. The cameras are intended to lessen the potential for criminal activity, but they do not ensure safety or imply security. Camera activity, while recorded, does not always provide a clear, recognizable image due to distance, lighting, obstruction, etc.

Residents should always take steps to protect themselves. For more personal safety information, see the Insurance section in this packet and the Apartment Safety Tips flyer on your resident website.

Common Areas

Caution must be taken when moving in or out and when bringing items through the building lobbies, halls, doorways, and elevators. Any extra cleaning or damage to the common areas are chargeable to you.

Please remember to keep noise levels down in all common areas, especially between 10:00 p.m. – 8:00 a.m., and refrain from running in halls or stomping down staircases.

Elevators

There is an elevator in each building for your use. Please use caution when using the elevator to prevent damage to the elevator walls and flooring.

Elevators have mechanical equipment that is subject to failure. Lexington Heights does not guarantee the availability of the elevators and is not responsible for non-working elevators.

In the event of a power outage or fire, the elevators will not operate. Make sure to familiarize yourself with all building exits in case of emergency.

Entry System

After notifying us of your phone number, your apartment will be entered into the controlled-access entry system. Your last name and apartment code will be listed in a directory near the entry system. Please note that the system only accommodates local phone numbers.

Upon moving in, you will be given the number to press on your phone to release the latch on the door. When you receive a call from the entry system, press that number down for approximately five seconds and you will hear a click or buzz indicating that the door has been released. Instruct your guest(s) not to hang up until the door clicks or buzzes.

Please meet delivery people at the building lobby door instead of remotely allowing them into the building and never allow anyone to enter the building that you are not expecting or cannot clearly identify as a current resident you are familiar with.

Garages

Please follow all garage policies when parking in the underground heated garage.

Parking stalls: All garage stalls are assigned, and you may only park in your designated stall.

Vehicle registration: Register all vehicles and license plate numbers with the Rental Office, and be sure to update this information if it changes throughout your lease term.

Speed limit: Always use caution when driving through the garage and obey the speed signs (10 mph).

Be courteous when parking: Stay within the lines and use caution when opening doors next to neighboring vehicles.

Vehicle idling: Do not let your vehicle idle in the underground garage (this can cause a dangerous buildup of fumes).

Garage doors:

  • Use your opener only when at the door, stopped, and ready to enter. Do not open early. If you approach an already open door, stop and wait for it to close. Do not proceed through a door you have not opened.
  • Wait for the garage door to fully open before entering or exiting (do not delay) and never follow others into or out of the garage. The door may time out and start moving downward, potentially hitting your vehicle. Lexington Heights is not responsible for vehicle damage due to driver negligence.
  • Stop your car and wait for the door to close when entering or exiting so no unwelcome visitors can enter behind you.

Garage door openers: Do not leave your garage door opener in your car when parked in the garage. Lost or stolen openers result in every resident’s opener having to be reprogrammed. A fee is assessed for lost openers (see the Fees and Services flyer on your resident website for more info).

Leaks: Check your vehicle regularly for signs of fluid leaks. If your car has a leak, you must park off the property until it has been repaired. Maintenance on vehicles (including changing oil) is strictly prohibited in the underground garage. Please clean your garage stall immediately if any leakage occurred. See the Garage Stalls section for more information.

Storage: By order of the Fire Marshall, the underground garage is only for storing vehicles (e.g., cars, motorcycles, bikes, and boats). No storage of any other kind is permitted, including flammables, oil, windshield washer fluid, boxes, and furniture. Management reserves the right to remove any items improperly stored in the garage without prior notice.

Always adhere to all notices involving removal of vehicles and personal property from the garage during necessary maintenance work.

Bicycle Storage

There is a locked bike storage room in the garage level of each building. Bicycles can be stored either there or in front of your car in the garage. Upon request, bicycle hooks can be installed in your garage stall. To ensure that bike riders have adequate storage space, only bikes that are regularly used may be stored in the storage rooms. Management may conduct audits and remove non-working or non-moving bikes and those that appear to be abandoned.

Please note that bicycle storage on community property is done at the resident’s discretion, and we strongly recommend using appropriate security measures, such as U-locks, cable locks, or removing a wheel to deter theft. Lexington Heights is not responsible for any loss or damage incurred to stored bicycles.

Bicycles may be stored in your apartment if care is taken when bringing them through the halls. Please do not come in contact with the carpet, walls, door frames, etc., or allow children to carry bicycles through the building.

Car Wash

There is a car wash bay located in the garage of each building and a coin-operated carwash and vacuum in the 2330 building. If you do not rent a garage stall, you may pick up a temporary garage door opener in the Rental Office to access a car wash area. Please remove your car from the car wash bay immediately after you are finished; this area is not to be used as a parking space for any reason.

Grocery Carts

Grocery carts are available near the elevators in each garage for your convenience. You may use them for groceries and moving small items to your apartment. Carts may not be taken outside of the buildings.

Please return the carts to the designated area immediately after you have finished, so that others may use them. Be careful not to hit the walls, doors and doorframes, and other parts of the building with the carts. You may be held responsible for damages incurred to the building by misuse of carts.

Recycling

Recycling bins are located in the garage dumpster area. Mixed paper products (newspaper, magazines, and corrugated cardboard), glass, plastic, aluminum, and steel containers can be recycled. Certain items such as plastic bags, Styrofoam, paper towels, and tissue are not recyclable.

Recyclables must be placed in paper bags (no plastic bags!) or loosely in the bins. You may flatten and take large boxes (appropriate for moving) to the recycling area in the garage so other residents may use them.

It is extremely important that recycling rules are followed to avoid contamination of the bins.

Contamination results in all recyclables being treated as trash and disposed of, defeating everyone’s recycling efforts. Check the signage and see the Recycle flyer on your resident website for more information on what can and cannot be recycled based on county and hauler guidelines.

Trash Disposal

Trash chutes are conveniently located on each floor of your building and dumpsters are located in a labeled room in your garage. Garbage should be placed in a securely-tied bag before putting it in the chute or dumpster. Please check trash and recyclables before carrying them down the hall to ensure there is no possibility of leakage. Large items and boxes (such as pizza boxes) should be carried to the dumpster room, as they could become stuck in the chute.

No tires, furniture, appliances, electronics, chemicals, etc., may be disposed of in the dumpsters or by leaving them anywhere in the garage. Please contact the Rental Office for an appropriate drop-off site or to have them picked up by the regular trash service. Residents are responsible for disposal costs of these items.

Mail Centers

USPS mail centers are in each building’s main lobby area for incoming and outgoing mail. The mail center policies are as follows:

  • Empty your mailbox on a regular basis to prevent the lock from jamming or your mail being returned to the Post Office.
  • Use caution with other keys on your ring so you don’t scratch the metal boxes.

If your mailbox key does not work properly, contact the Rental Office for assistance. Note that there is a charge for replacement mailbox keys (see the Fees and Services flyer on your resident website for more info).

Storage Lockers

Storage lockers are located on each floor of every building. Lockers are available on a first come, first served basis and are assigned by the Rental Office. Additional lockers may be available as well. Please contact the Rental Office for current availability or to get on the waiting list for additional storage lockers (fees may apply).

The storage locker policies are as follows:

  • All storage lockers must be padlocked and labeled with your apartment number on the inside of the locker door. Labels are available in the Rental Office.
  • Storage of flammables is prohibited.
  • Stored items must be kept 18” from the top of the locker in accordance with fire code.

Lexington Heights is not responsible for stolen, lost, or damaged property stored in a locker.

AMENITIES

At Lexington Heights Apartments, our thoughtfully designed amenities offer opportunities for recreation, fitness, and entertainment, with the goal of enhancing your living experience! Please note that policies, availability, and fees may vary and are subject to change. Basic information is provided below with additional details available in the Rental Office.

General Amenity Info

We are committed to providing clean and reasonably maintained common areas and amenities for everyone’s enjoyment. We kindly ask that you help us by cleaning up after yourself when using amenities and shared spaces. If you notice any messes, damage, or items in need of repair, please notify us promptly so we can address them and uphold the quality of our community.

We ask that everyone is considerate when using community amenities so all residents can enjoy them. To ensure a positive experience for everyone, Management reserves the right to deny usage to any resident who does not follow these policies, any posted signage, or directions provided by Management.

Children under 16 are not allowed at amenities without adult resident supervision, unless Management has given prior approval. Residents must accompany all guests and are responsible for their actions while in shared community spaces.

The clubhouse and pool area offer free WiFi. Log in anytime by connecting to the Lexington Heights Guest network (note: this network is unsecured).

Lexington Heights Amenity Offerings

Barbecue Grills

Gas and charcoal barbecue grills are located in the courtyards near the clubhouse and tennis court. Please take the time to review the following grill policies and always exercise caution when using community grills.

General Grilling

The community grill policies are as follows:

  • Never leave a hot grill unattended.
  • Keep children at least three feet away from grills.
  • Be cautious of loose clothing, sleeves, shirttails, apron strings, etc., when near lit grills.
  • Do not lean over the grill when lighting or grilling.
  • Do not use bristle grill brushes to clean the grills. Bristles can come loose and possibly end up in food where they could be ingested and cause serious injury. Use any type of bristle-free grill brush instead.
  • Do not bring glass bottles, containers, cups, dishes, etc., to the barbecue areas. Glass is prohibited in this area for safety reasons.
  • Take excessive amounts of trash with you and place it in the dumpsters of your building.
  • Clean up the grill area prior to leaving so the next resident can enjoy the space!

Gas Grills

The gas grill policies are as follows:

  • Do not use charcoal or briquettes.
  • Open the lid before igniting to prevent gas pooling.
  • Keep all combustibles away from the grill when igniting it.
  • Turn off the gas and wait five minutes before re-igniting if the flame goes out.
  • Make sure the gas is turned off and the grill is cool before leaving.

Charcoal Grills

The charcoal grill policies are as follows:

  • You must provide your own charcoal or briquettes.
  • Form a pyramid and douse charcoal briquettes or wood chunks with lighter fluid, then wait until the fluid has soaked in before lighting.
  • Use charcoal lighter fluid cautiously and be sure to cap and keep a safe distance from the grill after use. Never add lighter fluid to coals that are already hot or warm.
  • Use of gasoline and kerosene are prohibited.
  • Use a metal chimney or other starter specifically made for lighting charcoal briquettes or wood chunks as directed by the manufacturer.
  • Do not use lighter fluid or any chimney-style starters when using instant light briquettes, and do not add more instant light briquettes once the fire has been lit. Add only regular charcoal briquettes if more are needed.
  • Allow coals to burn out completely and let ashes cool before disposing of them in the metal container.

Clubhouse

Hours: 9am – 10pm (Monday – Friday)

10 am – 10 pm (Saturday – Sunday)

This community space is designed for the enjoyment of all residents, so please be considerate of others while using these facilities.

The following policies apply to all amenities in the clubhouse:

  • Children under 16 years of age are not allowed without adult resident supervision unless Management has given prior approval.
  • Residents must accompany all guests and are responsible for their actions while in shared community spaces.
  • All posted policies and signage must be adhered to.
  • Residents must clean up after themselves by replacing items after use and depositing any trash in appropriate receptacles.
  • Residents are asked to promptly report any abuse of the clubhouse or its policies to the Rental Office.

The community clubhouse contains the following:

  • Fitness center
  • Game room
  • Rental Office
  • Sauna
  • Social room
  • Swimming pool
  • Sundeck
  • TV lounge

Fitness Center

Hours: 9am – 10pm (Monday – Friday)

10 am – 10 pm (Saturday – Sunday)

24/7 access with Management approval

The clubhouse fitness center is accessible with your building key. It is advisable to consult your physician before starting any exercise program.

The fitness center policies are as follows:

  • Always exercise caution when operating fitness room equipment and use equipment properly to avoid possible injury or damage to the machine.
  • When the room is busy, it may be necessary to restrict your time on a machine to allow others usage as well (30 minutes is the general rule).
  • Wipe equipment down with the provided cleaning supplies after each use.
  • Do not take equipment out of the fitness center.

Sauna

Hours: 9am – 10pm (Monday – Friday)

10 am – 10 pm (Saturday – Sunday)

The dry sauna is located on the lower level of the clubhouse. For your safety, we recommend consulting your physician before use. The sauna typically takes about 15 minutes to heat up fully.

Do not pour water on the rocks, as this can damage the heating element. When you’re finished, turn the sauna off manually to ensure it’s completely powered down (do leave it on with the timer running).

Social Room

Open during Rental Office hours and available for private rental

The furnished private social room offers a full kitchen and is available for entertaining up to 30 guests. Please contact the Rental Office or place a reservation on your Resident Portal to reserve a date and receive a list of policies. A deposit and usage fee are required (see the Fees & Services flyer on your resident website for more information).

All policies must be strictly adhered to when renting the room. Cleaning, damages, and policy violations will result in forfeiture of the deposit (partial or full) and the possible assessment of additional related expenses.

Swimming Pool

Hours: 9am – dusk

Your building entry key will allow you access to the pool enclosure. Please be sure to review the Pool Rules flyer on your resident website at the beginning of each pool season. The rules will also be sent to each apartment on an annual basis and signage stating pool rules is posted within the pool enclosure and the clubhouse restrooms.

The swimming pool policies include the following:

  • All posted policies and signage must be adhered to.
  • There is no lifeguard on duty. You are swimming at your own risk.
  • No one under 16 years of age is allowed in the pool area without adult resident supervision unless Management has given prior approval.
  • An adult resident must accompany all guests. Guests may be limited at Management’s discretion.
  • Behavior must not disturb the use and enjoyment of the pool and sundeck by other residents.
  • Management reserves the right to deny use of the pool to anyone who violates pool rules.

Sports Courts

Open during daylight hours

A half basketball and full tennis court are located in front of the property. Both courts also have pickleball lines.

Sports equipment may be checked out from the Rental Office. When the courts are busy, it may be necessary to restrict your time to allow others usage as well (60 minutes is the general rule).

MAINTENANCE

At Lexington Heights Apartments, our experienced maintenance team is here to help keep your home in good repair. However, proper care and upkeep of the features, fixtures, and appliances in your home is your responsibility as defined in your Lease Agreement.

Note that damages to the items we provide in your household, caused by negligence or accident, are chargeable to you. Following the instructions in this section will help ensure the return of your apartment deposit. If you have questions or need additional guidance, please don’t hesitate to contact the Rental Office!

Home Maintenance Checklist

  • Air Conditioners: Remove and rinse AC filters every two weeks (during periods of high use).
  • Bathroom fans: Run bathroom exhaust fans before, during, and after bathing and clean fan covers regularly.
  • Cleaning:
  • Clean regularly using products intended for each surface and appliance.
  • Vacuum carpets routinely and clean flooring, blinds, countertops, appliances, and millwork regularly.
  • Dishwashers: If you do not use your dishwasher regularly, run it through a cycle at least twice a month to prevent possible damage to the appliance.
  • Garbage Disposals: Always run cold water before, during, and after use. Never use drain cleaner. Pro tip: Pouring vinegar and lemon juice down the disposal periodically will keep it smelling fresh!
  • Laundry: Clean dryer lint screens after each load and monitor laundry equipment while in use. If you typically only use one setting, it’s a good idea to manually cycle the load selector switch every week to prevent it from sticking.
  • Mold and Mildew: Maintain proper ventilation, temperature control, and cleanliness to help prevent mold and mildew.
  • Plumbing: Check faucets, plumbing connections, and laundry equipment. Report any signs of leaks to the Rental Office right away!
  • Smoke Detectors: Test smoke detectors monthly and replace batteries as needed.

Submitting a Maintenance Work Request

Please direct maintenance requests to the Rental Office by phone, email, or by visiting the Rental Office during business hours. You may also submit a service request anytime via the Resident Web Portal. If you call to submit a non-emergency request, please leave a voice message. The Rental Office staff will submit your service request that day or the following day (if received after hours) and will contact you if any additional information or clarification is needed.

Notice to Enter

Due to State law, we need your permission to enter your home prior to 24 hours’ time. Without permission, we will wait a minimum of two business days before entering and will provide you with a minimum 24 hours’ notice. For example, if you submit a maintenance request any time on Tuesday, and you do not specify that we can enter before the 24-hour waiting period, we will complete the requested maintenance no sooner than Thursday that week.

The following two options will appear when you use the online portal to submit a maintenance request:

  • Ok to Enter (may enter before 24-hour period); or
  • Wait to enter (do not enter for 24 hours)

Please remember to select your timing preference. The first option will ensure your maintenance service request is completed as soon as possible. No selection will result in a delay of at least 24 hours before service requests will be addressed.

When sending an email or calling in maintenance requests, please express your timing option (wait 24 hours or address as soon as possible). Our staff will also do their best to inquire about your preference.

Scheduling Service

We understand that residents who work from home or would like to be present during maintenance may have special scheduling requests. However, while we will always try to accommodate your requests, we cannot always contact you prior to arrival or guarantee a specific time for service. We can usually schedule within a time frame such as morning or afternoon, but even that can be difficult due to maintenance emergencies.

It is always our goal to complete all work requests within 48 hours. However, it is necessary to prioritize on a need first, date second basis. You will be notified if we are delayed, need to order a part to complete repair, or if we must follow up with additional service or an outside vendor.

After Service

If you are not home while maintenance is being performed, we will leave a note so you are aware that we were in your home and that the request was completed or if there is more work required for any reason.

An email survey will be sent to you once your work request is complete. We appreciate your feedback on our maintenance team and quality of repair!

Emergency Maintenance

Maintenance staff are available 24/7 for emergency service. If you have an after-hours maintenance emergency, call the Rental Office and follow the prompts to reach the on-call staff member.

An emergency is considered anything that can’t wait to be handled until office hours resume. Common examples include heat or AC not working causing intolerable temperatures, water leaks that could cause property damage, lack of water, an inoperable toilet, being locked out of your apartment, and noise or crime concerns. Always call 911 for police, fire, or health emergencies.

Air Conditioning

An air conditioner can cool the air in your apartment to approximately 10 – 15 degrees below the outside air temperature. Always allow a few hours for your apartment to reach the desired temperature. Please follow the tips below for maximum efficiency.

  • Remove the plastic air conditioner cover and place it in your storage locker or a closet. If you need help getting the cover off, just contact the Rental Office. Covers can be cleaned with warm, soapy water.
  • Close and latch all windows and patio doors.
  • Keep window coverings closed during peak sun hours, especially if you are not home.
  • Remove and rinse the filter at least every two weeks.
  • Turn the air exchange knob to the closed position. The open position pulls in air from the outside. Some air conditioners do not have this knob. Energy Saver models will automatically fluctuate temperatures.
  • Turn the selector dial to high cool at first (if desired) and then adjust the setting on the AC to maintain your desired temperature.
  • To ensure a cool apartment when you get home, let it run all day rather than turning it on and off. This will use minimal extra energy and also keep the humidity out. Turning the AC off when gone requires it to run more in order to cool the entire apartment when you return.
  • When the outside temperature falls below 55 degrees (at night or if your air conditioner is in the shade), your unit may automatically shut down. If this happens, you should turn it off and restart it when the temperature changes.
  • Keep your air conditioner remote (if provided) in a safe place to prevent loss. Lost remotes are assessed a fee (see the Fees and Services flyer on your resident website for more info). If you need a battery for the remote or are unable to replace it, please contact the Rental Office.
  • Do not store your air conditioner remote near the unit, as this can cause malfunctions.

Different air conditioners may require different procedures. Refer to the manufacturer’s recommendations or call the Rental Office if you have any questions or maintenance requests.

Balconies & Patios

Use the balcony and patio doors with care to avoid damage. Screen doors should be left in the open position during winter to prevent them from freezing shut. Care should always be taken so as not to damage the heat register located under the patio or balcony door.

Maintenance items such as non-working locks, doors that do not slide properly, fogged glass, and torn screens should be reported to the Rental Office.

Bathroom Fans

Your bathroom exhaust fan helps remove moisture and humidity from your bathroom. Be sure to turn the bathroom fan on before, during, and after bathing or showering. Allow the fan to run until all excess moisture has vented from the bathroom.

Over time, bathroom fans can collect dust and particles that may become a fire hazard if not regularly cleaned. A few simple maintenance steps can help keep your fan in good maintenance:

  • Turn the power off before cleaning
  • Wipe down the fan cover and surrounding area
  • Contact the Rental Office if your fan is making unusual noises, is overheating, smells burnt, or is no longer working correctly.

Blinds

Please follow these instructions to care for your window and patio door blinds:

  • Do not leave blinds closed with the door or window open. The wind may turn them in the wrong direction, possibly causing damage.
  • Always have blinds in an open position when moving them up and down or side to side.
  • Do not allow children to twist or hang on the blinds.
  • For safety reasons, do not allow blind cords to be tied, resulting in a loop (newer blinds do not have cords).
  • Clean blinds regularly by dusting or using a damp cloth.

Carpet

All carpet should be vacuumed on a regular basis to prevent matting and dirt buildup. Care should be consistently taken to prevent stains. However, please do not deep clean your own carpets: contact the Rental Office to discuss professional carpet cleaning.

Contact the Rental Office right away in case of water damage (e.g., water overflow, leakage, etc.). In some cases, the carpet may need to be pulled up and the padding removed to fully extract the water and prevent further damage.

Ceiling Fans

For the most effective use of your ceiling fan (if applicable), use the switch on the side to run the fan counterclockwise in the summer (for a cooling effect) and clockwise in the winter months (forcing warm air down and out). Make sure to use 40-watt bulbs (do not use LED) in ceiling fan light fixtures and dust them on a regular basis.

Cleaning

As required by your Lease, apartments must be consistently kept in a clean and acceptable condition. Please make sure you are using appropriate cleaning products, intended for use on the item you are cleaning. Be especially careful with plumbing fixtures (e.g., faucets, sinks, tubs, toilets) and appliances. Abrasive cleaners and products can damage these items.

Reading labels and following directions on products will help prevent damage and keep your home in good condition. For recommendations on which products might work well, contact the Rental Office.

Countertops

To avoid damage such as cuts, chips, and non-removable marks, always use a cutting board when preparing food and never place hot pots, pans, serving dishes, irons, etc., directly on your countertops.

Dishwashers

To get the best results from your dishwasher, please observe the following tips:

  • Remove excess food from dishes before placing in the dishwasher.
  • Do not overload the dishwasher or stack dishes.
  • Do not place dishes over the water cannon located in the center of the dishwasher, as blocking the water cannon stops clean water from hitting the top shelf and may break the cannon.
  • Use a reasonable amount of dishwasher soap to avoid water spots, soap scum, and leaks. Do not use regular dish soap.
  • Clean the rubber dishwasher seal on a regular basis, as soap buildup could also cause the dishwasher to leak.
  • Remove food particles on the drain cover located under the bottom rack.
  • Clear out the garbage disposal and run the kitchen sink water until hot prior to starting.
  • If you do not use your dishwasher regularly, run it through a cycle at least twice a month to prevent possible damage to the appliance.
  • To prevent hard water build-up, run one cup of vinegar through the empty dishwasher every four months.
  • Never allow container labels, paper towels, bags, broken glass, etc., to be run through the dishwasher; these items may get caught on the motor and cause permanent damage.

Flooring

Vinyl and ceramic flooring should be cleaned on a regular basis. Use care not to drop heavy items that can cause chips or cuts and avoid dragging items across flooring to prevent scratches. Avoid using excessive amounts of cleaning products with heavy scents. These products can leave a lingering odor in the vinyl.

Removing appliances occasionally to clean behind them is a good idea, but care should be taken not to rip the vinyl flooring. The maintenance staff will assist you upon request.

Garbage Disposals

The in-sink garbage disposal is a small appliance with a big job to do, and occasional breakdowns are possible. However, most problems can be avoided with proper use. Please remember that a garbage disposal is to be used for small amounts of food scraps only. Large amounts of food waste should be put in the garbage.

To ensure the best service from your disposal, please follow these instructions:

  • Always run cold water before, during, and after you put food into the disposal to flush the unit and lubricate the bearings.
  • Use discretion as to what items you put into the disposal. Certain items may cause breakage and clogged pipes. For example, these items should NOT be placed down the disposal:
    • Bones
    • Egg shells
    • Fruit peels
    • Grease
    • Large vegetable peels (including potatoes) and stems
    • Leafy or stringy foods such as celery and lettuce
    • Melon rinds
    • Nut shells
    • Rice and pasta
  • Do not run the disposal for extended periods of time as it may overheat and shut down. If this happens, attempt to restart it after a few minutes by pushing the red reset button located at the bottom of the machine.
  • To avoid food buildup and unpleasant odors in the disposal, run the disposal often, flushing it with water. Pouring vinegar or lemon juice into the disposal will keep it smelling fresh.
  • If you don’t regularly use your garbage disposal, please remember to run it at least once per week to prevent possible damage to the appliance.
  • Do not put any drain cleaner into the disposal. If the disposal backs up or the drain becomes clogged, contact the Rental Office immediately.
  • Do not attempt to unclog a garbage disposal yourself. Call the Rental Office for maintenance assistance.

Garage Stalls

If you experience a fluid leak from your vehicle onto the garage stall floor, please immediately use floor dry (available at any home supply store) or kitty litter to absorb the spill. Contact the Rental Office as additional cleaning may be necessary. Note that vehicle maintenance is not allowed in the garage.

Hanging Pictures

If you need assistance with locating studs on your walls and drilling holes to hang larger or heavier decorations in your apartment, please contact the Rental Office or submit a maintenance request. Residents must provide all hanging supplies and be home at the time of maintenance service to mark the exact location you would like the holes drilled.

Heat

The heat is turned on in the fall and off in the spring in correlation with the outside temperature. The buildings are large, and it takes some time to distribute heat throughout all the floors when it is first turned on. As required by Minnesota Statute, Lexington Heights will maintain your apartment’s heat at a minimum of 68 degrees between October 1 – April 30.

The following tips will help keep your home comfortable during the colder months:

  • Close and latch all windows and doors tightly, and be sure to check for drafts.
  • Unplug the air conditioner and wrap the cord up. Turn the knob to the closed position. Place the white cover over the air conditioner and secure it by turning the clips. If you need help installing the cover, just contact the Rental Office.
  • Move furniture at least 3’’ away from the heat registers to allow for proper airflow and place the heater’s flaps in the open position.
  • There is a removable panel on the register in each apartment’s outermost bedroom. This panel contains a motor that must be accessible for maintenance.
  • Check your thermostat and adjust it to a comfortable setting (68 – 75 degrees). Use only the thermostat to control the heat in your home.

Never open windows or patio doors when the outside temperatures are below freezing. The cold air sinks to the level of the heat pipes causing them to freeze and ultimately burst. CAUTION: water coming from a heat pipe break will be extremely hot and could cause burns to skin.

You will be held responsible for any damage to your apartment and any neighboring apartments should this occur.

If you are getting too little or too much heat, notice water in the carpet under the register, hear excessive noise inside the heat pipes (some noise is to be expected), or the thermostat does not control the amount of heat properly, contact the Rental Office.

Hot Water Heater

Hot water is supplied to your apartment through a main boiler system in your building. If you experience a lack of hot water, please contact the Rental Office.

Laundry Equipment

Having in-unit laundry is a convenient amenity, but proper use and care is required to keep the machines operating well. Please observe the following to keep your laundry machines in good repair:

  • Never overload the machines. Large items such as pillows, comforters, coats, etc., should be taken to a laundry or dry-cleaning facility. The general rule is no more than ¾ full.
  • If you typically only use one setting, manually cycle the load selector switch every week to prevent it from sticking.
  • Make sure you are using machine settings and detergent and softener products according to manufacturer instructions.
  • Balance your load evenly in the washer.
  • When starting the washer, check for signs of any leaks from the hoses or under the machines.
  • Check pockets and remove tissue, pens, coins, sharp objects, etc., from all clothing prior to laundering.
  • Clean the lint screen in the dryer after each load.
  • Do not leave home when laundry equipment is operating.

Lighting & Electric

Light bulbs are easy to replace, but if you need instructions or assistance, just contact the Rental Office. When replacing bulbs, always make sure the power supply is off and never exceed the recommended wattage.

The light switch on the wall may control some of the outlets in the room. There are ground fault circuit interrupters (GFCI) outlet(s) in all bathrooms. In two-bedroom apartments, only one bathroom has a GFCI outlet with a reset button, which controls the electrical in both bathrooms. Please make sure the light switches are turned on and you have reset the red GFCI button before contacting the Rental Office regarding power issues. If outlets spark when items are plugged in, contact the Office right away.

Please be aware that Lexington Heights does not have Ground Fault Circuit Interrupter (GFCI) outlets in the kitchen. Never store or use electrical appliances (like small kitchen appliances) near your sink if there is water in it. Electrical appliances have parts which are electrically alive even when the switch is off. To reduce the risk of death or injury by electric shock:

  • Unplug appliances after use
  • Do not store or use electrical appliances where they can fall or be pulled into water
  • If an appliance ever falls into water, unplug it immediately. DO NOT reach into the water.

Microwave

Always follow directions (box instructions, recipes, etc.) for what can and can’t be cooked in a microwave. Certain foods, like eggs, grapes, and hot peppers, can explode and catch on fire!

Never put the following items in a microwave as they can cause damage:

  • Nothing – do not run a microwave empty
  • Aluminum foil
  • Metal or stainless-steel objects (or dishes with metal trim)
  • Paper bags
  • Styrofoam
  • Plastic storage containers
  • Take out containers

Microwaves should be cleaned regularly. Tips are available online for easy removal of food splatters and to keep the microwave smelling fresh. Cleaning products are available at all home supply stores.

*Microwaves are not provided in every apartment.

Mildew & Mold

Conditions like excessive moisture, unreported leaks, prolonged heat and humidity, and a lack of cleaning can lead to the growth of mold, mildew, spores, and other microscopic organisms or allergens in your home.

Residents must maintain appropriate climate control, ensure apartment cleanliness, and report maintenance needs to the Rental Office to help prevent mold and mildew from accumulating in the apartment. Closets

Store items in closets so they do not interfere with opening or closing the doors. Closet doors may occasionally come off track—please contact the Rental Office for assistance if needed. Avoid overloading shelves and clothing rods.

Millwork

All wood millwork should be cleaned on a regular basis. Please use caution when moving items, vacuuming, etc., to avoid damage to the wood doors, cabinetry, vanities, and floor baseboards in your home. New dents, scratches, holes, etc., in millwork are chargeable to residents.

Plumbing

Many water leaks and plumbing problems give warning signs and can be repaired while the problem is still minor. It is a good idea to check all your faucets and pipes weekly for signs of leakage.

If you notice a leak, place a bucket underneath the source to catch the water and prevent damage, and then contact the Rental Office. In the case of a major leak, each water source has a shut-off valve located under its cabinet.

The best way to prevent faucets from dripping is to turn them completely off after using them. Failure to turn the faucet handles all the way to the off position causes the washers inside to wear out, and then the faucet drips. Drips (even small ones) waste a lot of water! Please contact the Rental Office to have dripping faucets repaired.

Never use drain cleaner in the sink, bathtub, or shower drains; contact the Rental Office if you’re experiencing a clog.

Ranges

It is important that your oven and stovetop be kept clean and free of excessive food, greases, and soil build-up. No oven-cleaning product should be used in a self-cleaning or continuous cleaning oven. Abrasive cleaners, industrial cleaners, and bleach may damage the surface and control panel of the range. For cleaning tips, consult your range manual or contact the Rental Office.

Please do not use regular aluminum foil to line the bottom of the oven or the stovetop drip pans. Improper use could result in electrical shock or fire and restricts the normal heat flow, causing potential damage.

To prevent fire or personal injury, always follow these precautions:

  • Keep combustible items and materials at a safe distance from the appliance.
  • Use caution when handling cooking utensils.
  • Never use the range to heat your apartment.

If the stovetop or oven does not heat up, the temperature seems inaccurate, or if you experience other mechanical problems, please contact the Rental Office.

Refrigerators

The proper temperature setting for your refrigerator may vary with the amount of food you have inside. Most refrigerator controls should be placed on the middle setting for both the refrigerator and freezer. Refrigerators will run throughout the day, and you can expect to hear some sound, but excessive noise should be reported to the Rental Office.

Distribute food items in your refrigerator evenly. Placing items of excessive weight on refrigerator shelves or in drawers could cause breakage. Do not overload the freezer or block the vents; restricting airflow will prevent items from freezing.

In case of a power outage, leave your refrigerator and freezer doors closed. According to the USDA, refrigerated food can stay safe for approximately 4 hours and frozen food can also stay safe for 24 hours (half-full freezer) or 48 hours (full freezer) if doors remain closed.

Smoke Detectors

In case of fire, the sound of a smoke detector may be your first warning and can save lives. Never remove the detector from the ceiling or shut the detector off unless you are positive there is no possibility of a fire.

Your hallway smoke detector is hardwired into the electrical system in your apartment and also has a 9V battery backup, which must be replaced approximately once a year. If a smoke detector is malfunctioning or needs the battery replaced, it will occasionally emit short beeps. It’s a good idea to always keep a 9V battery on hand so you can replace it right away when this happens. We also have 9V batteries available for purchase in the Rental Office. If you are unable to replace the battery yourself, just contact the Rental Office or submit a maintenance work request and we’ll be happy to assist you.

Please check the smoke detector in your apartment monthly to make sure it is working properly. Just press down on the small button on the face of the detector for a few seconds (up to 10) until the alarm sounds. If the alarm does not sound, contact the Rental Office to have it repaired.

If the alarm sounds without a fire (for example, from burned food), you may silence it by fanning the alarm or temporarily turning off the breaker until the smoke clears, then turning it back on. If excess cooking smoke is present (without fire), do not open your front door — open patio doors and windows only. Opening your apartment door may allow smoke into the hallway, unnecessarily triggering the building fire alarm and disturbing neighbors.

Toilets

Most toilet problems can be solved with a plunger (provided upon move-in or purchased at any hardware store). If you are not able to unclog the toilet this way, please contact the Rental Office for assistance.

Be cautious about items that are put in the toilet. Dental floss, Q-tips, paper towels, toys, etc., can cause the toilet to clog and can be extremely difficult to remove. If your toilet is overflowing, turn off the shut-off valve on the wall behind the base of the toilet.

Never put “flushable” wipes down the toilet, including baby wipes, personal hygiene wipes, cleaning wipes, etc. These items are not flushable in our plumbing systems and can cause major backups in your and your neighbors’ homes.

Toilets must be cleaned on a regular basis to prevent the buildup of hard water and calcium. Please do not put blue continuous cleaning products in the toilet tank as they can permanently stain the toilet and floor. Toilet seats can also be replaced, if needed, by submitting a maintenance service request. Always contact the Rental Office if your toilet is leaking at the base when flushed, will not flush, runs constantly or intermittently without being flushed, or is loose.

Walls

Care should be taken when moving items within your apartment to avoid damage. Please use small nails to hang pictures, as gummed or adhesive hangers leave marks on the walls and can cause damage when removed. You will be charged for the cost of repairing any large holes upon moving out. Crayons, markers, and stickers may not be used on walls. Marks can usually be removed with water; however, it is inevitable that some non-removable marks will occur over time. Contact the Rental Office to discuss touch-up painting as needed. Residents are not allowed to paint the apartment.

Windows

Windows should open, close, and latch smoothly. Always remember to close and latch windows when not home and when there is precipitation to prevent damage to the windowsill, wall, and flooring. Please check windows frequently, especially during the winter months, and keep the windows, sills, and walls free of any moisture.

If you choose to open windows while at home, please exercise caution, especially on upper floors, to help prevent accidents. Pushing or leaning on windows or screens can cause breakage, tears, bent frames, and potential injury.

All apartment windows are double-paned. Using caution, the inner windows are removable for cleaning. The outer windows should never be removed. If you need assistance with window cleaning or have any window maintenance needs, please contact the Rental Office.
