Wow — time flies! As we move into the season of Thanksgiving, we want to take a moment to reflect on how truly grateful we are for each and every member of the Condor team. Your dedication and commitment to creating welcoming, well-cared-for communities make a difference every single day—for our company, our residents, and for one another.

‘Tis the Season
In that same spirit of giving, we’re excited to announce our Feed My Starving Children volunteer event on Thursday, December 12. This is a wonderful opportunity for us to come together as a team and make an impact in our community. More details and a sign-up coming soon!

Progress Update
We’ve made big strides toward our 2025 goals since September—especially in occupancy and move-ins!
- Annual occupancy rose from 95.3% to 96.8%, surpassing our goal of 96.5%.
- Move-ins increased from 395 to 494, showing great momentum as we head into year-end.
- Move-outs climbed slightly from 416 to 507, but we’re still on track to stay below the 550 target.
- Rental income growth ticked up from 2.7% to 2.8%, continuing in the right direction.
- Resident injuries remain at zero—an achievement worth celebrating!
- Employee work injuries rose slightly from 4 to 5, reminding us to stay mindful of safety procedures.
Overall, we’re closing in on several key goals, and the continued teamwork and attention to detail across every community are what make this progress possible. Let’s finish the year strong!

Team Player Shout Out
A huge thank you to Christy (ER) for traveling to Florida for a month to assist the Gulf Gate leasing team while Melanie had time off. We’re so grateful for your teamwork and dedication, Christy!
Farewell and Best Wishes
We’re saying goodbye and thank you to Shafer (CC)! After six summers of hard work and dedication with the Condor grounds crew, he’s moving on to pursue an internship in the accounting field while finishing his college degree. We’ll miss his great attitude and strong work ethic, but we’re excited to see all the amazing things ahead for him. Best of luck, Shafer—you’ll always be part of the Condor family!


New Baby on Board
Join us in congratulating Lindsay and Ashley (PO) on the arrival of their baby girl! We’re so happy for your growing family and wish you all the love, laughter, and sweet snuggles that come with this exciting new chapter.
Engagement Alert
Big congratulations to Chris (PC) and Laura (former Leasing) on their recent engagement! The two first met back in 2017 when Laura traveled to Florida to help out after we took over management of Palm Cove—and the rest is history! We’re so happy for you both and wish you a lifetime of happiness together.


Wedding Bells
Congratulations to Val (SG) and Carlos, who have officially set a date for their wedding this September! After six years of engagement, their big day is now on the horizon, and we couldn’t be happier for them. Wishing you both all the joy and excitement as you plan for this special milestone!
Team Events
From professional conferences to team-building outings, it’s been a busy and rewarding few months across Condor! Our teams have represented us at the Rent Manager Conference and the Florida Apartment Association (FAA) and Minnesota Housing Association (MHA) Conferences—all incredible opportunities to learn, connect, and bring back fresh ideas to strengthen our communities.

Fire Safety In Action
A heartfelt thank you goes out the entire Gulf Gate team (and Christy!) for their outstanding response and hard work following the apartment fire that occurred in late September. One apartment sustained significant fire and smoke damage, but thanks to quick action from staff, residents, and emergency responders, the fire was contained to that unit and the resident is expected to fully recover.
Importantly, the building’s fire alarm system functioned exactly as designed, promptly alerting residents and helping to prevent further harm or damage. This incident serves as a strong reminder of the importance of fire safety awareness and proactive prevention throughout all of our communities.
As property managers and team members, we can help keep our residents and properties safe by:
🔥 Conducting regular inspections of smoke detectors, fire alarms, and sprinkler systems.
🔥 Ensuring residents are aware of emergency exit routes and assembly points.
🔥 Reminding residents not to block or prop open fire doors and to report any damaged or missing safety equipment.
🔥 Reinforcing the importance of smoking policies and the safe use of candles, cooking appliances, space heaters, etc.
🔥 Keeping hallways, stairwells, and exits clear for emergency access.
