Changing with the Seasons

As summer winds down and the leaves begin to change, our communities are shifting gears too. Fall brings a different pace — and a new set of priorities.

Rental activity typically starts to slow down as we near winter and the holiday season (especially in Minnesota), making every prospect and every lead even more important. It’s a great time to stay focused on follow-up, make every interaction count, and continue showing prospective residents what makes our communities feel like home.

Changing weather also means keeping an extra eye on curb appeal and seasonal property needs too. Keeping our outside amenities up for fall usage and our properties trash free is important for both our residents and our leasing efforts. Maintenance priorities are changing too — pools are closing, cooler temperatures are on the way, and heating season will soon be here.

Just like the seasons, our work is always changing. By staying attentive, flexible, and focused on the details, we can make the transition into fall a strong one across every Condor community!

Companywide Goals

We continue to be on track with our 2026 companywide goals, meeting or exceeding every target so far! As we head into the final stretch of the year, let’s keep an extra focus on rental income growth and employee safety, as both are currently right at their goal limits. Keep up the great work and let’s finish the year strong!

Building What’s Next at Lexington Heights

Construction on the new Lexington Heights building continues to move forward, and it’s exciting to see the progress taking shape! The 84-apartment addition will bring new homes and amenities to the community, while the Lexington Heights team continues working hard to keep day-to-day operations running smoothly and residents informed throughout construction. Check out some of the latest progress below!

Operational Updates

We’ve rolled out a few new tools designed to make communication easier and everyday processes more efficient. Together, these updates help reduce administrative time while creating a faster, more convenient experience for our residents.

Text messaging

Text messaging is now available through our system, giving teams another convenient way to stay connected with residents and helping ensure important or urgent notifications are seen quickly.

Streamlined deposit returns

We’ve also added a Rent Manager integration with Zego that allows for the streamlined return of resident deposits—making it possible to send deposits back promptly (and immediately when an apartment is left in good condition!).

Self-guided tour lockbox

What’s Next?

We’re also working on a few additional tools to support leasing and lead follow-up. In Florida, we’re preparing to introduce self-guided tours using secure lockboxes, giving prospects more flexibility to tour on their schedule. We’re also working toward a new follow-up process through ShowMojo for leads and showings, with the goal of creating more consistent communication, improving the prospect experience, and ultimately increasing conversion rates.

From team time on the water to a prehistoric first day of school welcome, our communities have been making some fun memories!

Eagle Ridge Back to School and Setting Sail

The Eagle Ridge staff greeted kids after their first day of school in fun school supply costumes with goodie bags and smiles! The team also celebrated a belated employee appreciation day by heading to Excelsior for an afternoon aboard The Lady of the Lake, enjoying a scenic lunch cruise on Lake Minnetonka before wrapping up the day with handmade frozen custard at Adele’s.

Personal Injury

Monthly Safety Reminder

Many of the tasks we perform every day can put extra strain on our bodies—especially our shoulders, hands, and backs. This month, we’re sharing three quick safety resources with practical tips to help prevent common injuries, work more comfortably, and stay mindful of proper techniques throughout the day. A few small adjustments can make a big difference in keeping everyone safe and healthy on the job!

Rave Reviews

Great service shows up in so many ways—from helpful office interactions and responsive maintenance to well-cared-for communities and teams who consistently go the extra mile. It’s always rewarding to hear when residents notice and appreciate those efforts. Promenade Oaks: More Than a Decade of Great Memories

Previous Resident Email

Dear Promenade Oaks,

We would like to take this opportunity to thank Community Manager Christine Youness and the entire Promenade Oaks team for the wonderful accommodations during our decade-plus residency there.

Throughout our time at Promenade Oaks, we experienced professionalism and genuineness at their finest from each person on staff, whether it was during a formal meeting or a casual exchange on the property.

As you are already aware, the needs of our family have changed, which were only addressable by moving to a larger place. Otherwise, we would still be calling Promenade Oaks our home.

Again, we send you heartfelt thanks.

Lexington Heights: From House to Home

5-Star Google Review

After living in a single family home for the past 50 years I had concerns about moving into an apartment. I love the rolling green lawns and the mature trees. My apartment is comfortable and I enjoy a ground level patio. The entire compound is very clean and kept up and maintenance (Charlie) responded promptly for two very minor issues. Portia and Julie have been professional and accommodating and have been there to help during my transition and answer my many questions. On the patio there is overhead airplane noise as is common in much of Mendota Heights but the noise level in the apartment is minimal.

Palm Cove: Love at First Tour

5-Star Google Review

The Leasing team at Palm Cove are exceptional. I felt so welcomed when I came for my tour & immediately loved the beauty of the apartments — the detailed landscaping, the multiple amenities & beautiful views of the sunset from all angles. It truly is that magical here. My daughter & I love it! So happy to call it our home.

Eagan Heights: High Praise from a Proud Parent

5-Star Google Review

My daughter lives in the building and I couldn’t imagine her living anywhere else! She always has great things to say about the staff, maintenance, and how clean and well-kept the property is. As a parent, I appreciate the sense of safety and the care that goes into the community. Plus, whenever I visit I love using the amenities, especially the coffee bar and pool. I would highly recommend it if you’re looking!!!
